About the Residential Development Pipeline
The M-NCPPC Research & Technology Center tracks residential and commercial development within Montgomery County. The Pipeline of Approved Residential Development is an inventory of housing units that have been approved but not yet built in the Countyand its 30 policy areas. [Map of policy areas: pdf / jpg]. Housing units in the pipeline are broken out by detached single-family, townhouse, and multi-family structure types. (The commercial development pipeline is available here.)
How is the Residential Pipeline maintained?
The Research & Technology Center updates its existing inventory of approved-but-unbuilt housing units on a monthly basis. Preliminary and site plans approved by the Montgomery County Planning, along with approved development plans from the cities of Gaithersburg and Rockville, are the main source of information on new approvals. For projects not subject to development review, housing unit data are captured through WSSC sewer permit applications. Mandatory referrals, special exceptions and other mechanisms may yield additional data. The Research Team also regularly monitors the number, type and location of housing units that have been completed, and removes them from the pipeline.
